Union City’s UEZ 5-Year Incentive Program for new construction of One (1) to Three (3) Families & Rehabilitation of One (1) to Four (4) Families. Condominiums are considered (1) one family.

Who’s Eligible? Answer: Owner Occupied Units and Leased Units.

An owner who resides in a newly constructed property of 1-3 families or as owner who resides in a rehabilitated property of 1-4 families or an owner who leases. Non-owner occupied unites pay 1% more tax than owner occupied units.

Whats the Incentive? The tax on the improvements is phased in over five years. Twenty percent per year. Land assessment remains the same.

How Much do I have to spend? For 1 & 2 families; minimum $15,000 and on 3 & 4 families; minimum $25,000

When and where do I apply? Within 30 Days following the completion date and at the Union City Assessor’s Office- 3715 Palisade Avenue, NJ 07087. Phone (2010 348-5725. Hours M-F 9am-4pm.

Do I have to pay the Added Assessment for the first year? Answer Yes. The incentive starts in the first full calendar year. Which is the year following the completion date. is needed (permits and/or contract of work).

Is my incentive transferable? Yes. If the unit is not owner occupied, then a 1% fee will be added to the in lieu of payment, starting the first of the year following.

There is no roll back tax, if sold the new owner does not apply.

Will any taxes go up during this 5 year period? The improvement tax increases by 20% per year. The assessment on the land remains the same for the 5 year period and will go up or down with the same tax rate.

What proof do I need? (1) Notarized statement of residency. (2) Copy of Deed (Proof of settlement date). (3) Certificate of Occupancy. (4) Proof of occupancy (utility bill). If property is not sold then proof of cost of construction.
